Garage Door Roller Replacement

The door shudders as it rises, worst where the track bends from vertical to horizontal. Watching from inside, you can see one section rock from side to side while the others sit still, and the whole door lands with a clunk.

In plain words

Roller replacement changes the small wheels that guide each section of your garage door along its track. A four-section residential door usually has ten of them: one at each end of the three hinge lines, one in each top fixture and one in each bottom bracket. Each is a wheel on a steel stem, commonly on ball bearings though some nylon rollers run bearingless, carrying a share of the door's weight more than a thousand times a year. When they wear, the door turns loud and rough. Fitting a matched set of new rollers, then checking the track and hinges they run in, brings back smooth and even travel.

How the visit goes

  1. Scene 1

    Counting hinges and measuring stems

The right replacement depends on numbers taken from your door, not from a catalogue. The wheel diameter is measured across its face: residential track takes a two-inch wheel, while commercial track can take a two-inch or a three-inch wheel depending on the system. The stem is measured from the wheel to its end, and the hinges at each end stile are counted, because a single hinge takes a four-inch stem while two hinges stacked together on a heavier door call for a seven- or ten-inch stem that reaches through both. Stem diameter is confirmed too, since most doors built since the 1980s share one standard size but older doors may not. These measurements decide which set goes in.

  2. Scene 2

    Fitting a matched set

The new rollers go in as one set of one type, with the same wheel material, stem length, bearing count and load rating at every position where the hinges allow it. Mixing a couple of new nylon wheels among old steel ones leaves the door running unevenly and sounding different from side to side, so even when only two wheels looked worn, the whole set is normally changed. Where a heavier door needs seven- or ten-inch stems at the double hinges, those positions get long-stem rollers and the single-hinge positions get standard ones, all from the same range so the wheels ride at the same height in the track.

  3. Scene 3

A record of what was fitted

You should know what is on your door. The technician leaves you with the roller type and material, wheel size, stem length by position, bearing count and load rating, along with any hinges, fixtures or brackets replaced and any track adjustment made. Keep this with the owner's manual and the date of the last spring replacement. It answers the questions that come up later, such as which stem length to order if a single wheel is ever damaged, and it lets a future technician see at a glance what the door carries and when it went in.

What shapes the quoteDynes Garage Door Experts

Opener adjustments afterwards
Resetting force limits and re-testing the reversal once the door moves freely is normally part of the job; reprogramming or repairs to the opener itself are quoted separately.
Door height and high-lift track
Tall doors, and high-lift or follow-the-roof track, put the horizontal run high overhead, so ladder work and the extra sections lengthen the visit.
Salt and rust in the lower track
A track full of brine, scale and grit needs cleaning before new wheels go in, and heavy corrosion can extend to the brackets and cables, adding to the scope of the visit.

The questions that come up

Will new rollers make my door quieter?

Usually, and often dramatically. Rollers are the only part of the door that touches the track, so most of a door's clatter starts there. Moving from worn steel or bare plastic wheels to nylon ball-bearing rollers changes the sound more than any other single part. The rest of the quiet comes from the same visit: hinges lubricated, loose bolts tightened, the track squared so nothing rubs. Springs can still squeak on their own, and the technician can treat those separately.

I lubricated everything and the grinding came back. Why?

Lubricant restores bearings and hinges that are still sound; it has nothing to offer a wheel worn oval, a nylon tire that has cracked, or bearings whose balls have pitted their race. When a spray settles the noise for a day or two and it returns, the wear is in the roller itself and replacement is the answer. Spray on the track or a plastic wheel can make matters worse by collecting grit, so the technician cleans that off as part of the job.

How often should the whole door be inspected?

Industry guidance suggests a monthly visual and listening check by the homeowner, with the door closed and then in motion, and a yearly visit from a trained door systems technician who goes over springs, cables, rollers, hinges, track, balance and the opener's safety functions. Rollers themselves are worth a look twice a year, and they belong on the list whenever springs or cables are being replaced. A door used many times a day earns more frequent attention.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 47 in 100 homes · mixed ages
  • About 47% of homes in Burlington were built in 1980 or earlier, according to the 2021 Census.A neighbourhood with homes from several decades means a technician meets both generations of garage door in a single day: extension-spring wood doors next to steel sectionals on torsion hardware. The van carries parts for both so either kind of door is repaired on the first visit.
  • Single-detached houses make up about 50% of homes in Burlington (2021 Census).Mixed housing brings mixed garage use: workshops and storage in the detached homes, everyday parking and a tight squeeze in the attached ones. Sealed rollers and protected sensors suit the busy workshop door; a quiet opener and a well-balanced door suit the townhouse.
