How a visit goes

Every door we touch leaves with its safety features working. That means photo-eyes aligned and clean, the auto-reverse force set correctly, the emergency release working and the door balanced so it can be lifted by hand.

    Call and describe the door

Describe the property, the hardware and what has changed, and the visit starts from what you have seen.

    Step 2 of 5

    On our way

We ask about the door's age, the type of springs, the opener and what changed. A photo of the hardware helps us bring the right stock.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 47 in 100 homes · mixed ages
  • About 47% of homes in Burlington were built in 1980 or earlier, according to the 2021 Census.Where housing is mixed, so are garage sizes: single doors on older lots, double doors on infill and newer builds. Spring pairs, cable lengths and opener strength are all sized to the actual door, and we carry the range to cover whichever door is in front of us.
  • Single-detached houses make up about 50% of homes in Burlington (2021 Census). In a neighbourhood with both detached and attached homes, some customers decide alone and others report to a board or property manager. We adapt the visit accordingly, giving a homeowner options at the door and a manager a written summary they can circulate.

The questions that come up

Can several doors be inspected in one visit?

Yes. A double garage with two doors, a detached garage plus an attached one, or a row of units in a townhouse complex can be worked through in a single appointment, with a separate record for each door and opener. Property managers often schedule the whole set each spring so every report carries the same date. Tell the office how many doors there are and where, so the time is set aside.

I only tapped the door with the bumper. Why is it off its track?

A sectional door is strong in the direction it travels and surprisingly easy to push sideways at a single roller. A light nudge on the bottom section can flex the track lip enough for the roller to slip out, after which the section twists and the rollers above follow. The good news is that this kind of event usually leaves the cables and springs alone, so the reset is often rollers, a re-formed track lip and a hinge check.

How long should I allow for the work?

Plan on an hour or two for a straightforward replacement on a standard door, including the inspection and the opener reset. A retainer replacement, a hardened seal that has to come out in pieces, a wood door with a nail-on strip or the addition of a threshold seal each add time. The technician will give you a realistic window once the door has been looked at.

What stops the door from falling if a cable lets go?

It depends, and not reliably. The other cable and its spring may hold that corner so the door tips and wedges in the track rather than falling square, and the rollers binding can add some resistance, but neither is dependable: the door can still drop unexpectedly on the failed side. Some doors also carry a broken-cable device on the bottom bracket that grips the track if a cable fails. Because the door may not be held at all, the technician clamps and supports it before doing anything else.
