People in Dynes tend to remember two things about a visit from us: the technician showed them the worn part rather than just naming it, and the number he gave on site was the number on the invoice. That is how every job runs, from a single roller to a full new door.

How a visit goes

Every door we touch leaves with its safety features working. That means photo-eyes aligned and clean, the auto-reverse force set correctly, the emergency release working and the door balanced so it can be lifted by hand.

    Call and describe the door

Describe the property, the hardware and what has changed, and the visit starts from what you have seen.

    On our way

We ask about the door's age, the type of springs, the opener and what changed. A photo of the hardware helps us bring the right stock.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 47 in 100 homes · mixed ages
  • About 47% of homes in Burlington were built in 1980 or earlier, according to the 2021 Census. In areas with a spread of building periods, garage doors fail for different reasons on the same street: worn pulleys and stretched cables on the older doors, cycle-limit springs and tired opener gears on the newer ones. Knowing which pattern applies shortens the diagnosis.
  • Single-detached houses make up about 50% of homes in Burlington (2021 Census).Mixed housing often means mixed access too: individual remotes and keypads on the houses, building fobs and shared gates on the condos. We program, clear and replace all of these, and keep property managers in the loop where a door serves more than one household.

The questions that come up

Can several doors be inspected in one visit?

Yes. A double garage with two doors, a detached garage plus an attached one, or a row of units in a townhouse complex can be worked through in a single appointment, with a separate record for each door and opener. Property managers often schedule the whole set each spring so every report carries the same date. Tell the office how many doors there are and where, so the time is set aside.

My door has a lock bar. Should it be used with an opener?

Not while the opener is connected. If the slide lock is engaged and someone presses the remote, the opener pulls against a locked door and can bend the top section or strip its gear. On a door driven by an opener the lock is usually disabled or removed during a tune-up, and the opener's own hold on the door provides the security. If you want a manual lock for holidays, the technician can show you how to use it safely with the opener unplugged.

Do the hinges and rollers get replaced at the same time?

Hinges and rollers that are bent, cracked or worn are replaced with the section, and the technician checks each one on the affected joints. Sound hinges can be transferred, always by their stamped number, since each position in the door uses a different offset. Rollers that have flat spots, wobbly stems or dried bearings are swapped, often for nylon rollers that run quietly. Fasteners are always new, driven into fresh holes in the new stiles.

How long should I allow for the work?

Plan on an hour or two for a straightforward replacement on a standard door, including the inspection and the opener reset. A retainer replacement, a hardened seal that has to come out in pieces, a wood door with a nail-on strip or the addition of a threshold seal each add time. The technician will give you a realistic window once the door has been looked at.
