When a bedroom or office sits over the garage in Orchard, the door is part of the building envelope. An insulated door, tight weatherstrip and a properly adjusted bottom seal make that room noticeably more comfortable in January and July alike, and the difference shows up on the heating bill. How a visit goes

Every door we touch leaves with its safety features working. That means photo-eyes aligned and clean, the auto-reverse force set correctly, the emergency release working and the door balanced so it can be lifted by hand.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 47 in 100 homes · mixed ages
  • About 47% of homes in Burlington were built in 1980 or earlier, according to the 2021 Census.Mixed neighbourhoods often include renovated older houses with a new facade and a garage door that no longer suits it. Choosing a door that ties the renovation together, then installing it plumb and balanced in an older opening, is work we do regularly and enjoy.
  • Single-detached houses make up about 50% of homes in Burlington (2021 Census).A mixed neighbourhood is where weatherproofing varies most. A detached garage with an old, uneven apron needs a thicker bottom seal; a newer townhouse door mostly needs a cracked section of seal replaced. We look at how each door meets its floor and fit what closes the gap.

The questions that come up

I only tapped the door with the bumper. Why is it off its track?

A sectional door is strong in the direction it travels and surprisingly easy to push sideways at a single roller. A light nudge on the bottom section can flex the track lip enough for the roller to slip out, after which the section twists and the rollers above follow. The good news is that this kind of event usually leaves the cables and springs alone, so the reset is often rollers, a re-formed track lip and a hinge check.

How is the seal fastened to the frame?

A flexible fin is nailed or stapled to the face of the wood stop with galvanized or stainless fasteners spaced evenly along its length; a one-piece vinyl stop is nailed or screwed through its rigid edge into the jamb and header. Fasteners go into sound wood, heads are set flush without crushing the vinyl, and the joint between stop and trim is caulked where water could get behind.

Can I keep using the door until the hinge is replaced?

It is better to leave the door closed and use another way in and out. A joint with a failed hinge flexes more on every trip, which strains the neighbouring hinges, can pull a roller out of the track and can crease the panel itself. If the door is already open or stuck partway, leave it where it is rather than running the opener again. A closed, still door is what the technician hopes to find.

My door came off its track last month. Is this the same service?

It is the follow-on. Putting a door back on its track deals with the rollers and gets the door running again; track repair deals with the reason it left. If the reset showed a spread channel, a bent section or loose brackets, those are corrected now so the rollers stay put. Where nothing on the track was at fault and the cause was a cable or an obstruction, the track is simply checked and confirmed.
