Every mild afternoon the snow melts off the car, runs to the door, and by morning the rubber strip along the bottom is frozen to the concrete. Last week the opener lifted the door and left half the seal on the floor.
The material matters as much as the shape when the garage sees real winters. Vinyl is the common choice: it resists moisture and sun well but grows stiff in deep cold and stops moulding itself to the concrete. Rubber stays supple at low temperatures and follows an uneven floor, though it can harden after many years of sun. Silicone keeps its flexibility through hot and cold alike and resists cracking, at a higher cost per metre. Choosing the right compound for a door that faces the weather is part of the service, and it is one reason a replacement seal often outlasts the one it replaces.

Next the retainer along the bottom rail is identified. Most steel doors carry an aluminum extrusion with two channels that take the T-shaped or beaded edges of a U-shaped seal; some insulated doors have the channel moulded into a plastic bottom cap; older doors may have a single channel; wood doors often have a strip nailed straight to the rail. The technician measures the channel spacing and the T or bead size, checks the door width, and notes the height of the old strip. A seal chosen from these measurements slides in cleanly and holds, which is the difference between a replacement that lasts and one that works loose.
Scene 2
Where the slab slopes toward the garage or has a dished edge, a threshold seal glued to the floor follows the existing contour and gives the bottom strip a raised, consistent edge to meet, rather than levelling the floor itself. The floor line is marked with the door closed, the concrete is swept and cleaned for the adhesive, and the threshold is dry-fitted and trimmed against each jamb. Adhesive is laid along the underside, the threshold pressed down, and the door lowered onto it while it sets. The result is a small raised lip on the outside that turns water back to the driveway and a bottom seal that lands on a consistent edge along its length.

Before leaving, the technician tells you what went on the door: the seal profile, whether T, bead or bulb, its width and height, the material, the door width it was cut for, and whether the retainer was renewed. Write this on a card by the opener or inside the manual. Bottom seals wear out on a schedule of years rather than decades, and knowing the profile means the next one can be ordered and fitted without measuring from scratch. If a threshold seal was added, its length and type belong on the same card.

Plan on an hour or two for a straightforward replacement on a standard door, including the inspection and the opener reset. A retainer replacement, a hardened seal that has to come out in pieces, a wood door with a nail-on strip or the addition of a threshold seal each add time. The technician will give you a realistic window once the door has been looked at.
Three, and they can be combined. A taller bulb-style seal compresses more and follows a modest dip or crown. A threshold seal fixed to the floor follows the slab's existing contour and gives the door a raised, consistent line to land on where it is dished or sloped. It is worth having them looked at while the technician is there. The vinyl fin on the stop moulding around the jambs and header shrinks, tears and hardens on the same schedule as the bottom seal, and a draft that survives a new bottom seal usually comes from the sides. Doing the perimeter in the same visit saves a return trip and leaves the door sealed on all four edges.
