Openers made since the early 1990s carry two ways of protecting anything in the door's path: photo-eyes near the floor that reverse the door when the beam is broken, and a contact reversal that sends the door back up if it meets resistance.     Rollers in their track

    Rollers and track are read together. The technician looks at the wear pattern on the rollers, checks whether steel rollers have gone out of round and whether nylon ones are chipped, and confirms that each roller sits fully in the track with its stem seated in the hinge. The vertical tracks are checked for plumb and for the small gap that should exist between the roller and the track wall, since a track that has been pulled tight against the door makes the rollers drag. The curved and horizontal sections are inspected for dents, loose hangers and the grit that accumulates at the bend. A clean, straight track with rolling rollers is what a smooth door is made of.

    Lubricating the right points and skipping the wrong ones

    Each moving joint gets a small amount of silicone- or lithium-based lubricant: hinge pins, steel roller bearings, spring coils, the bearing plates at the torsion shaft ends, the centre bearing and the lock. The technician works the door a few centimetres by hand so the lubricant spreads into the bearings. What is not lubricated matters just as much: track surfaces are wiped clean and left dry so rollers roll rather than slide on a film that gathers grit. Nylon tires are left untreated, though an exposed nylon-roller bearing gets lubricant where its maker calls for it. The chain or belt is handled only as the opener maker directs, and excess is wiped off so it never drips onto a vehicle.

    Balance you can feel with one hand

    Before leaving, the technician shows you how to check the balance yourself: pull the red release with the door closed, lift the door by its handle, and feel it rise easily, stay open and hold still partway. Knowing what a balanced door feels like is the single most useful thing a homeowner can take from a tune-up, because a door that starts to sink or grow heavy over the coming year is telling you the springs are tiring, long before the opener fails. If the balance was found wanting on this visit, the operator is taken out of service until the spring work is done, and that finding is in your record with a separate quote.

My door has a lock bar. Should it be used with an opener?

Not while the opener is connected. If the slide lock is engaged and someone presses the remote, the opener pulls against a locked door and can bend the top section or strip its gear. On a door driven by an opener the lock is usually disabled or removed during a tune-up, and the opener's own hold on the door provides the security. If you want a manual lock for holidays, the technician can show you how to use it safely with the opener unplugged.

Does road salt harm the door?

Salt carried in on tires and shovelled snow settles on the lowest hardware: the bottom brackets, the lower track, the bottom roller stems and fixture bolts. Those are the parts that carry the door's weight, so corrosion there matters. Rinsing the lower hardware and the inside face of the bottom section after winter, keeping the floor by the tracks swept, and having the bottom brackets looked at each spring keeps salt from becoming a structural problem.
